Utilities

Internet Access:  A conduit exists within the north wall, running from the basement to top floor. This conduit connects to a DSL router and firewall located in the basement (the Internet access point). Wired Ethernet access is available on all floors with standard RJ45 jacks. Currently, house uses Atlantech high-speed ADSL (384K) service. Buyers may continue with DSL or subscribe to cable modem, wireless or other services of their choosing.

Laundry - 2nd Floor Washer and Driver (view) provided (two years old). Located in its own room, vented to the outside. An additional integrated washer-dryer (stacked, age 5 years) exists in the basement for  tenants or houseguests.

Heating and A/C: Two units exist and are maintained under a Cropp-Metcalf Gold Level "Comfort" policy. The bottom unit heats/cools the bottom two floors. The top unit is roof mounted on an I-beam (so no stress is on the roof), and heats/cools the top 2 floors. Each unit has separate programmable temperature controls. The Cropp-Metcalfe policies may be transitioned to the new owner. Policies provide repairs and twice-yearly maintenance at no cost. Heating is GAS.

Electricity is provided by PEPCO. Basement is not separately metered.

ADT Security System: Window and door sensors on all floors with internal motion sensors in interior hallways. Window screens can detect intrusions before access can be gained. Basement is separately zoned if buyer chooses to have a basement tenant. Window sensors detect openings as well as shock, for the ultimate in security protection. Most accessible windows are protected with decorate wrought-iron guard rails.

Water is provided by DC Water and Sewer. Water heater was replaced and upgrade to more energy efficient model in 2004-5.

Phone: Two-line service currently installed. Jacks available on all floors at multiple locations. Buyer must establish local and long distance service directly with phone service providers.
