Internet Access: A conduit exists within the north wall, running from the basement to top floor. This conduit connects to a DSL router and firewall located in the basement (the Internet access point). Wired Ethernet access is available on all floors with standard RJ45 jacks. Currently, house uses Atlantech high-speed ADSL (384K) service. Buyers may continue with DSL or subscribe to cable modem, wireless or other services of their choosing.

Laundry - 2nd Floor Washer and Driver (view) provided (two years old). Located in its own room, vented to the outside. An additional integrated washer-dryer (stacked, age 5 years) exists in the basement for tenants or houseguests.

Surround-sound: Entertainment area in basement is already wired for 7-speaker surround sound, for easy integration with your television or movie system.

Heating and A/C: Two units exist and are maintained under a Cropp-Metcalf Gold Level "Comfort" policy. The bottom unit heats/cools the bottom two floors. The top unit is roof mounted on an I-beam (so no stress is on the roof), and heats/cools the top 2 floors. Each unit has separate programmable temperature controls. The Cropp-Metcalfe policies may be transitioned to the new owner. Policies provide repairs and twice-yearly maintenance at no cost. Heating is GAS.

Electricity is provided by PEPCO. Basement is not separately metered.

ADT Security System: Window and door sensors on all floors with internal motion sensors in interior hallways. Window screens can detect intrusions before access can be gained. Basement is separately zoned if buyer chooses to have a basement tenant. Window sensors detect openings as well as shock, for the ultimate in security protection. Most accessible windows are protected with decorate wrought-iron guard rails.

Water is provided by DC Water and Sewer. Water heater was replaced and upgrade to more energy efficient model in 2004-5.

Phone: Two-line service currently installed. Jacks available on all floors at multiple locations. Buyer must establish local and long distance service directly with phone service providers.

Cable Service: Available from cable service provider.

	Living and Dining Rooms (First floor front) - This diagram shows the front half of room with dining and living areas (nearest 16th St entrance). Most notable are the curved glass windows in the turret, original encaustic tiles in foyer, and stained glass within two massive quarter-sawn oak doors. An antique fireplace is also present in the main living area, with copper quartz tiles. Features white oak floors, border edge ceiling tiles, frieze, and picture rail molding, and original oak paneling on wall adjoining steps. If you love wood, you'll love this room!
	Kitchen (First floor rear) - This kitchen, remodeled in 2007, has a wonderful work triangle, and provides an inviting place for guests to sit and talk with the cook. Walking is minimized between the stove (gas), sink and refrigerator. All new appliances. Solid oak floor planking throughout. New oak cabinets, extra tall. Rose colored cast iron sink complements crema bordeaux granite countertops. Island is suitable for use as bar or breakfast nook. Leather tiles on center portion of ceiling with copper spotlights and undercounter lighting. Antique fireplace with historic art tiles remains in kitchen with decorative carving. Angled corner cabinets create a smooth walk path from the dining to pantry area. Floor-to-ceiling pantry storage.
	Second Floor including Laundry Room- This floor contains two bedrooms, two sitting areas, balcony, master bath, two closets, a small storage alcove with armoire and cabinet, and laundry. Stairs run along the south wall. Access to fire escape is through window at easy stepping height. Stained glass is present over laundry and bedroom doorways. Etched glass in quartersawn oak balcony doors. Light goes from front (through curved glass in turret) to rear due to open design. May be used as one or two bedrooms. Current owners use area by antique fireplace as a reading and desk area.
	Third Floor Bedrooms and Bath/Hallway- Features front and rear bedroom with Brazilian cherry floors, ornate bathroom with brilliant cut glass and intricate porcelain mosaic work. Bright turret area. Walls in Venetian plaster. Lots of light. Room decorated in Pompeian style, like an Italian artist's loft.
	Basement Den, Office, Bath and Studio/Shop- Coming soon. This floor plan is very similar to the second floor plan, where the kitchen is (instead) a workshop/studio room. Instead of a kitchen pantry, there is a room housing the water heater, and downstairs gas heating unit, and telecomm equipment.
