| The front yard was
designed by notable Washington urban landscaping company Petro Design. It features pollution-tolerant
plants, which grow well in the city, while having deep
roots that do not disturb city sidewalks. The focal
point is the beautiful shademaster honey locust in the
front yard, bred to not have the typical locust pods.
The courtyard features room for benches, a fountain
(which conveys), landscape lighting with conduit run
under the garden, and a dwarf magnolia tree. Plants have
been selected which are evergreens and/or have a long
bloom cycle.
The owners commissioned an ironsmith to create the
attractive shed in the front yard which can house your
trashcans or bicycles. Trash pickup is on 16th street.
ADT alarm sensors are installed on the shed, but are not
currently in use. They can be reprogrammed by ADT for
inclusion as a third zone in your high-end security
system.
The yard features 2' pavers laid on the diagonal.
Should you ever need to reach the concrete underneath,
these pavers are easily removable and then can be put
back in place.
You can enter the home through the main door (a
hand-carved antique) or through the separate basement
entrance. Both feature wrought iron security gates
commissioned by the owners. The gates feature motifs
that match the wrought iron fencing surrounding the
yard.
The roof has been replaced with seamed copper, which is
more durable than any other roof covering, and lasts a
lifetime. The metal roof was installed by Wagner
roofing, a premier installer of historic roofs in DC. Wagner
also replaced missing slate on the "witch's peak"
turret. Wagner also lifted the heating and A/C unit off
the roof, and used a crane to bring in an I-beam to span
from side wall to side wall, thereby allowing the
heating unit to be placed on the I-beam, and fully
supported by the sidewalls, not the roof. Heating/AC
units are maintained under the Gold "comfort"
maintenance policies with Cropp-Metcalfe.

roof is now ready for the deck of your dreams! |
| Fire Safety: Fire
escape ladders span the rear of the building, all
floors. The fire escape is currently pulled up, but it
can be lowered. The fire escape goes down into the back
rear alleyway, which is also closed with a wrought iron
gate for additional security. In addition, the house can
also be exited from the front balcony, given a small
portable roll-up ladder. |
